Transparent Pricing
We list on Airbnb and VRBO because that's where people search. But we want you to know exactly what you're paying — and where that money goes. Book however feels right for you.
Real Numbers
Based on a 3-night off-peak stay at $1,400/night. Airbnb and VRBO fees are estimates — your actual OTA total may vary based on dates, platform, and guest count. Our direct total is exact.

Direct Booking Benefits
OTAs charge guests a service fee on top of the nightly rate. That fee goes to the platform, not to us, and not to your stay. Booking direct means you don't pay it.
No message filters, no platform middlemen. You have our email and phone from the moment you book. Questions get answered the same day.
Our booking page shows your complete total — nightly rate, cleaning fee, the $45 admin fee that covers $3,000 in damage protection — before you commit to anything.
Mike, our property manager, meets every group at the property and walks you through everything before your stay begins.
We've been doing this long enough that our reviews speak for themselves. The experience doesn't change based on how you book — only the price does.
For executive retreats and large groups, direct booking means we can discuss your specific needs without OTA message restrictions or platform-mandated cancellation windows.
Our nightly rate is the same everywhere. The difference is the guest service fee that Airbnb and VRBO add on top. That fee — typically 12–15% on Airbnb, 7–10% on VRBO — goes entirely to the platform. When you book direct, you don't pay it.
Every direct booking includes $3,000 in accidental damage coverage through our property manager, plus a $500 refundable security deposit hold. You have our contact information directly and our cancellation terms are clearly stated before you book — no surprises.
Absolutely. We list on both platforms because many guests prefer the familiarity and payment protection. If that's you, book through whichever channel you're most comfortable with. We're the same hosts either way.
Through our booking system you'll pay securely by credit card. The deposit schedule, cancellation policy, and full total are shown before you complete the booking. No different from Airbnb's checkout flow — just without the platform fee added on top.
